The Farm: Quepem – Goa The tract of land for sale measures 98 acres (3,96,800 square meters) and is situated at the edge of Bhendiwada, an agricultural enclave of the village of Maina in Quepem Taluka, South Goa, and nestles against slopes and forests of the lower foothills of Western Ghats on three sides. The Curca, a tributary of the larger Kushawati River, passes on three sides of the property. There is currently a plantation of about a 1,000 coconut trees bordering the land near the stream, and some few thousand cashew-nut trees dotting the large but gently tapering wooded hill that overlooks the property. Apart from the months of April and May, when the temperature is in the 30s, in the rest of the year the days are pleasant and breezy and the late evenings and nights warrant a light sweater. In the months between November to early February, the sweaters would come out earlier in the day and blankets would be most welcome at night. Rainfall in the area, given that it is bordered on its one large side by protected thickly forested slopes, is well above the monsoon average for the rest of Goa and all the forest slopes threaded with streams and waterfalls. In the rainy season, the air is moist and cool and the slopes around coated with mist. The water table is abundant. It can be reached from the airport to the north, 60 kilometres away, in around an hour. One first passes through the South Goan town of Margao, 18 kilometres from the airport, which is also the main railway station connecting the state to the rest of the country and between 6-10 kilometres away from the major resorts dotting the South Goan coastline. From Margao, 25 kilometres south-east lies the town of Quepem, which itself is 17 kilometres from the property in question. Should one wish to approach from the south, coming in from Karnataka, and via Canacona in South Goa, it is off the Coastal Highway, around 25 kilometres, for instance, from The Intercontinental, the southernmost resort in Goa. The road leading in is excellent. The last 1 kilometres leading into the property in question are motorable murram, initially through the agricultural stretch of Bhendiwada, then up a thickly wooded hill. The property includes a 700 sq. mt. luxurious Portuguese styled house. The house has 3 bedrooms, 2 of which are 60 sq. mt. each with en suite bathrooms of 35 sq. mt. each. A large saloon 101 sq. mt. The kitchen is 52 sq. mt. with an attached pantry. The third bedroom is 28 sq. mt. with an ensuite bathroom. There is a second lounge area measuring 46 sq. mt. Totally built up attached dog kennels are a 175 sq. mt. and a separate laundry room. In the backyard there is a 2000 sq. mt. vegetable garden which is solar power fenced with water outlets. There is an underground holding tank of a 100,000 litres where water from the river and spring is pumped in. There is an overhead 2,000 litre tank only for the house. There are two workers quarters with attached toilets and kitchen facilities. There is a small separate office and a 4 car garage behind which is a large store room, approximately 60 sq. mt. There is a sit out gazebo with a decorative turtle pond in front and a large compost pit also on the property. There are three large rain water harvesting pits to regenerate ground water. The property also has the following fruit bearing trees: Mango: 143 / Chickoo: 45 / Cashew: 10,000 / Coconuts: 910 / Betelnut: 300. And also other local varieties of fruit trees like Mulberries, Love Apples, Guava, Ramphal, Soursop, Star fruit, Kokum, Jackfruit, Avocado, Rambutan. The fully grown betel nut trees have pepper vines growing on them.
